Roof maintenance agreements

Roofs almost never fail all at once. They fail from a split seam, a blocked drain or a cracked boot that nobody looked at for four years.

We look after the roof so you do not have to

Put your roof under an agreement and it gets checked on a schedule instead of when something drips. On every visit we clear the gutters and drains so water actually leaves the roof, check the seams, flashings and penetrations, look for cuts, splits and storm damage, and handle the small stuff on the spot.

You get a written report on what we found, with photographs, so you know the condition of your roof without climbing on it.

Why it is worth doing

Small problems stay small. A seam resealed on a scheduled visit costs a fraction of the same seam found after it has soaked the insulation and stained a ceiling. Water that gets into a roof does not stay where it got in.

Your warranty stays intact. Most roof warranties carry maintenance and documentation conditions. Building owners who have never had the roof looked at can find, at the moment of a claim, that the coverage they paid for is not enforceable. Keeping that paperwork straight is part of the job.

You can budget. A scheduled cost you plan for beats an emergency call in February.

Somebody knows your roof. The same contractor, the same records, year after year — so a problem gets read against what the roof looked like last time rather than guessed at cold.

How it works

Visits are scheduled, normally twice a year, so the roof is seen before and after the seasons that damage it. Agreements can run for a single year or alongside a new system for the long term.

Anything beyond routine maintenance gets priced and sent to you first. Nothing extra happens without your say-so.

Getting started

Pricing depends on the size of the roof, how many sections and rooftop units it has, and the shape it is in today. The first step is an inspection.
